Project Description & Alternatives
What are the objectives of the Sierra Colina Village project?

►              To create a single-family and multi-family residential development that provides a co-mingled                    mixture of market-rate and moderate-income deed-restricted homes;

►              To obtain LEED Green Certification and Energy Star rating for the proposed homes;

►              To achieve acceptance as an Energy Star Partner committed to obtaining Energy Star certification for                   the proposed homes.

►              To enhance protection of and decrease disturbance to the Burke Creek SEZ on the project site;

►              To provide safe and convenient public access through the project site with pedestrian/bicycle paths;

►              To create permanent open space of 10.7 acres for public access and conservation;

►              To reduce soil erosion from and improve water quality of existing runoff from the project site;

►              To continue to cooperate with Douglas County to help address existing erosion and water quality                    issues associated with direct runoff onto the project site from Lake Village Drive/Echo Drive via EIP                   #679 Phase II;

►              To continue to cooperate with TRPA to address the restoration of the portion of Burke Creek located                    on the project site via EIP #161;

►              To implement a stormwater management plan designed to treat all runoff from the site and which                   would exceed existing TRPA regulatory requirements for stormwater runoff in the Lake Tahoe Basin;

►              To provide adequate on-going funding, including maintenance, of the stormwater management                   program through homeowner fees (via the Home Owners Association agreement);

►              To place portions of an existing 14.4-kilovolt (kV) overhead electrical utility line underground.
